RCG considers the redevelopment and restoration elements of these assets to be critical to monetizing the asset. The assets are monetized either through resale at full price or by leasing the property to a qualified end user.
RCG’s methods include, though are not limited to, sourcing distressed assets directly from banks as well as acquiring assets directly from homeowners with motivation to sell quickly.
While RCG is very effective in the redevelopment and resale model, the primary focus of the Company is to build a robust portfolio of leased properties achieving low cost to value ratios and maintaining double-digit cap rates.
Often the assets acquired require significant repairs, and RCG’s leadership team consists of several partners with extensive experience in construction and property development. RCG leverages this experience to ensure the projects are completed on time and on
RCG’s acquisition team is highly trained in the psychology of sellers in distress and differentiate RCG from other competitors in the market allowing it to acquire the asset at a significant discount to face value. RCG combines this unique street savvy approach with sophisticated valuation analysis to differentiate from competitors.
